In 1989 the effect of the housing Act 1988 came into force and removed many of the concerns that landlords had in renting their property.

One of the major benefits was the assurance that, if properly implemented, possession was guaranteed at the conclusion of the tenancy.

Both Peter Butler and Margaret Prigmore were involved in the Assured Shorthold Tenancy market from day one and have acquired significant expertise on the subject in the period since implementation.

Our service covers the inspection of your property, advice on its condition and marketability including advice on probable market rent.

Once instructed we will advertise and market your property and having located a suitable tenant will obtain all references and credit checks prior to your approval of them.

Where cases justify we will also identify a suitable guarantor who is employed and a property owner to act as additional security for the tenancy.

Our investigations are comprehensive and thorough as we, like you, do not need bad tenants.

You will pay us no fees whatsoever until you have approved the tenancy and we have a signed agreement by the tenant and guarantor (if applicable) and have collected one months rent in advance plus an additional months rent as a deposit.

Collect rents and remit to you, carry out quarterly inspections of property, arrange gas safety checks, deal with maintenance matters, complete property inspection report on check out at end of tenancy.
